The Preliminary Design was reviewed and deferred by the Board of Architects on August 10, 2021 with the following comments: 1)create a section through the connection from the house to the gazebo, explaining how it will work; 2)re-work the front facade, addressing the window types, proportions, and placement; 3)consider the elimination of the skylights from the proposal; 4)allow the re-submittal to be reviewed for approval by the City Architect. On May 6, 2021, the application was reviewed and deferred by Staff with the following comments: 1)sheet a100-flat roof connection from existing residence to proposed covered terrace is not properly integrated with roof/wall. consider rotating proposed covered terrace structure 90 degrees to minimize waterside view and align with existing residence hip roof for cohesiveness; 2)sheet a200-add notes for pool deck, paver patio and walkway pad materials/finish/size/etc. show all existing ac equipment and proposed location for new pool equipment. add note "pool by separate permit". clarify if fences in side yards are existing or new, and if chain link or metal picket material; 3)sheet a300-center double casement windows in new wall or increase window to triple casement or add windows to avoid blank wall at front of residence; 4) sheet a301 & a303-since skylights have been deleted from roof plan, remove skylights and note from flat roof portion on south and north elevations. lower overall height of covered terrace to coincide with existing residence scale. flat roof structure is not compatible with existing architectural style, consider hip roof structure with vaulted ceiling to provide additional height and compatibility with existing residential vocabulary; 5)sheet a302- align covered terrace structure with existing residence mass with hip roof for cohesiveness; 6)sheet a403-section b shows 3 separate and distinct roofing systems which should be consistent; 7)recommend 3D rendering of covered terrace structure along rear of existing residence. Staff reviewed the application on July 12, 2021 and deferred with the following comments: 1)lower overall height of covered terrace structure to coincide with existing residence. Connection from existing residence to roof, gazebo and slab is not cohesive. The Preliminary Design was approved by Staff on August 10, 2021.
