Body

It has been determined that, in order to enhance the level of services provided by the Development Services Department to the residents of the City, twenty (20) additional staff members are needed. To accommodate the additional staff, improvements to the facility are necessary. The proposed work includes selective interior demolition, installation of partitions and drywall, and electrical, mechanical, and low-voltage work on the first and second floors of the building. To minimize disruption to daily operations, the work will be completed in phases.

 

Carivon Construction Co. previously performed renovation projects at this facility pursuant to Resolutions 2021-08 and 2021-053 and is therefore familiar with the building and its existing conditions. Utilizing the same contractor will provide continuity of work, minimize duplication of effort, and reduce the potential for conflicts or unforeseen conditions that may arise from transitioning the work to a new contractor. Carivon’s familiarity with the facility, including its knowledge of previously completed improvements, will facilitate the efficient and timely completion of the proposed additional interior renovations.

 

Under Section 2-691 of the Procurement Code, titled “Special Procurement/Bid Waiver”, staff recommends approval of the bid waiver and authorization to proceed with Carivon Construction Co. for the proposed work. 

Fiscal Impact

Proceeding with the original contractor that performed previous renovations will expedite project completion and minimize possible additional costs associated with unforeseen conditions.
